265 Acre Land Development, Armstrong Ranches – Salado, TX

iGET is the Engineer of Record for the Development of 265 Acres of Subdivision – Armstrong Ranches, in Salado, TX

  • As the Project  Manager, iGET has selected the sub consultants, and provided oversight for the TOPO and Alta Surveying, Geotechnical Investigations, Environmental Phase I, and Wetland delineation Studies for the 265 Acre land.
  • iGET team performed Due-Diligence, Concept Studies and coordinated with Bell County for the Drainage. Paving, Water and Sanitary requirements.
  • The Armstrong Ranches Subdivision is designed to have have 360 plots of about half-acre each, multiple detention ponds, outfall control structures, public and private Asphalt streets, balanced paving with green areas.
  • Comprehensive grading and drainage analysis was performed to cause No-Impact to the regulated creek passing through the site.
  • Design of drainage system, detention basins, bridge class culverts, and Outfall structures into FEMA regulated creek, Drainage-Impact assessments. The design Implemented Bell County requirements and TXDOT requirements.
  • Access roads with open ditches,  driveway culverts, bridge class culverts, and connection to County Roadway system have been designed
  • Performed Waterline design, Dry Utilities, Access and Roadway Design to balance traffic flow, traffic signage, naming of streets to per County guidelines,.
  • Performed Platting and dedication of Right-of-Way for public streets to Bell County.  Obtained all approvals and permits from the AJD (Authority of Jurisdiction)
